MPAC (Municipal Property Assessment Corporation) determines the market value of each property as well as the tax class (i.e. residential, commercial, industrial, etc.) in the province of Ontario and distributes them to the Municipal Offices in the form of an assessment roll. If you have any questions or concerns regarding your property you may call the Customer Inquiry number at 1-866-296-MPAC (6722).

Interim tax bills are based on 50% of the previous year's taxes adjusted for any supplementary taxes or cancellations done for a portion of the year as if the additional taxes or cancellation had applied for the entire year. For accounts that did not exist in the previous year, interim billing will be based on 50% of the estimated full year’s taxes (excluding any applicable special charges which are only billed on the final bill). You will receive your bill in early March, with two installment dates, the end of March and, the end of May of each year.

The final tax levy is calculated once the budget requirements have been established by Council and School Boards have provided us with their rates.  Final bills include the new Current Value Assessment as determined by Municipal Property Assessment Corporation. You will receive your bill in early August, with two installment dates, the end of August and, the end of October of each year.

Payments received after the due date will be subject to a penalty charge of 1.25% on the first day of default and on the first of each month thereafter. Please allow two days minimum for telephone and internet payments; interest runs the first day of each month.

Supplementary Billing is processed throughout the year as the information is received from Municipal Property Assessment Corporation. Supplementary Billings are based on Omitted Assessment, (reassessment from MPAC/change in value) Supplementary Assessment(improvements to property/building permits/additions/changes to value) These billings can at times be retroactive to over three years but payment of a supplementary bill is due in one installment only with a 21 day notification period.

Property owners who have moved into a new home will only receive a tax bill for the land portion of their property, until the assessment office determines the assessed value of your house (which may not occur until several months after your move in).  Owners are responsible for property taxes from the occupancy date.  A bill will be sent once the Township of South Algonquin receives the assessment information.  If you wish to pay based on an estimated amount, it can be credited to your tax account and applied against the taxes once they are billed.  Contact the Tax Department at 613.637-2650, Extension 201 to discuss this option further.  Alternatively you can wait for a bill but this will be due in one installment only with a 21 day notification period.
